  • Assessed the potential for commercializing a Transit Oriented Development (TOD) project around Bandung Station, anticipating full integration with the high-speed rail and a planned LRT connection from Tegalluar at the time of the project.
  • Developed detailed financial projections aligned with identified development potentials.
  • Prepared comprehensive business plan and financial model from a key stakeholder’s perspective, analyzing multiple scenarios.
  • Partnered with Bahana Securities along with LAPI ITB (experts for the feasibility of the LRT route) to provide holistic views on the project’s potential.

RECOMMENDATION:

  • A retail concept focused on serving the captive market of commuters, hotel guests, and nearby office workers.
  • Office spaces to accommodate branch offices of stakeholders’ group (ie. KAI and KCIC), IT firms, and service industries (law firms, design agencies, etc.).
  • A three-star business transit hotel targeting corporate travelers, government officials, conference attendees during weekdays, and families/groups on weekends.
  • A robust financial projection to evaluate the project’s profitability and return on investment.

IMPLEMENTATION BY CLIENT:

  • Significant changes in central government policies impacted the high-speed rail project, including the removal of the Walini stop and the shift of the main feeder station (to Bandung) to Padalarang instead of Tegalluar.
  • Project stakeholders also changed throughout the process.
  • These factors, combined with other challenges, have prevented the realization of the TOD plan at Bandung Rail Station to date.
