Boutique Hotel in Bandung – Financial Feasibility Study
Client: PT Waskita Karya Realty
Year: 2019-2020
KEY ISSUES ADDRESSED:
- Challenges from the limited land area.
- Existing structure and a preserved building façade.
- Competitive hotel market in Bandung city center with other hotels already targeting the similar segment.
RECOMMENDATION:
- A 4-star boutique hotel with 84 rooms, consists of 3 room categories.
- Main targets of business guests, government officials, and MICE guests on weekdays, as well as families and groups on weekends.
- Above average room sizes, thematic interior design, and 4-star hotel development quality, despite potential for offering only 3-star facilities.
- Attractive interior and exterior concept is expected to provide uniqueness, positioning itself slightly above competitors.
- In relation to preserve the existing building at the front, the architectural and interior designs of the new building need to consider the suitability of both buildings’ concepts.
- Increased FF&E budget in the financial projection to achieve the suitable concept for the boutique hotel.
IMPLEMENTATION BY CLIENT:
- Maison Teraskita Bandung opened in January 2021 with total of 84 rooms, then later rebranded as Vasaka Maison Bandung in April 2023.
- Room types consist of Classic (18 sqm), Deluxe (24 sqm), Junior Suite (24 sqm), and Club Suite (35 sqm).
- The boutique hotel provides facilities such as infinity pool, fitness center, spa, restaurants, and meeting rooms.
